Water Is the Enemy of Every Parking Structure
Parking structures deteriorate from the top down. Water carrying dissolved road salts (sodium chloride, calcium chloride, magnesium chloride) penetrates the concrete deck surface, migrates to the reinforcing steel, and initiates corrosion. Corroding rebar expands — generating internal pressures exceeding 4,000 PSI that crack and spall the concrete from within. The damage is progressive, accelerating, and expensive to repair once it begins.

Types of Parking Structure Coating Systems
Traffic-Bearing Waterproof Membranes
These are the primary defense system for elevated parking decks. Applied at 40-60 mils DFT, traffic-bearing membranes provide a continuous, flexible, waterproof barrier that withstands vehicle traffic while preventing water penetration. Key properties:
- Elongation: >200% to accommodate concrete movement and thermal cycling
- Crack bridging: Maintains waterproof integrity over cracks up to 1/16″
- Abrasion resistance: Withstands tire traffic for 5-10 years before maintenance coat
- Chloride resistance: Prevents salt-laden water from contacting concrete
- Slip resistance: Aggregate broadcast provides DCOF >0.42 wet
Penetrating Sealers
Silane and siloxane penetrating sealers provide hydrophobic protection within the concrete pore structure without forming a surface film. They reduce water absorption by 90%+ while allowing vapor transmission. Penetrating sealers are typically used on ground-level and below-grade concrete where traffic-bearing membranes are not required.
Deck Coatings
Single-component or two-component deck coatings provide a thin-film protective layer (8-15 mils DFT) that resists water penetration and provides a cleanable, aesthetically consistent surface. Less durable than full traffic-bearing membranes but appropriate for low-traffic or covered areas.
Joint Treatment
Expansion joints, control joints, and construction joints are the primary pathways for water infiltration in parking structures. Proper joint treatment requires:
- Expansion joints: Flexible joint sealant (polyurethane or silicone) with backer rod and metal transition plates
- Control joints: Semi-rigid or flexible joint filler depending on movement expectations
- Detail membrane: Reinforced membrane strip over joints before full membrane application
Extending Structure Service Life
A properly maintained parking structure has a design life of 50-75 years. Without waterproofing, chloride-induced corrosion can begin causing structural damage within 10-15 years.
